Default Storm damage to apts.

They don't make 'em like they used to ---
I was commiserating with my garage-next-door-neighbor yesterday about the lack of snow removal in the driveways of our complex, and he was also complaining about his garage leaking from this last storm. Then I noticed the patio above his garage had a large bubble in it. By the time I went upstairs to get my camera, and came back down, it had popped. Looking around the complex, almost every bldg of the same configuration had the same problem. It was weird, the left & right side garage overhangs were falling apart but so far the middles (where I am) are not showing signs.

Or at least use some metal flashing at the horizontal surface rather than just lay stucco around styrofoam horizontally. That combination works like a wick and sucks the moisture into the material/building. Placing the drain right above that same flat edge was also not very brilliant to say the least. :?

Some of these patios are unlived in, so, no one other than the management to shovel them off. Like that's going to happen.

St.Nick, think you hit the nail on the head, design was not very brilliant at all. I may be looking for a place to move sometime this year.

My balacony is the same. The management states that there is no danger and that just the stucco is falling off. BS! I shovelled the snow and it is still falling off! I cant go on my balcony in fear of falling through and landing on my neighbor's car!

The pictures appear to show just the sheeting, and stucco coming off the bottom of the balcony, not the 2x6s or other structural components of the deck.

I'd be saying BS too!
Did they say what they are going to do to fix it?
Even if the 2x6's are still intact, who wants to have their stuff (or them) fall through the spaces between?

They said they weren't going to do anything about it! "It's just the stucco and isn't a priority right now." I probably wont use the balcony during the remainder of Winter, but when Spring/Summer rolls around, I will call to have someone inspect the integrity if it isn't fixed.
